How To Get Top Dollar On Your Sale

When it comes to real estate, we couldn’t agree more! There are so many varying factors that influence the purchase or sale of a home, that no two transactions are the same - even if the homes are of a similar design or listed in similar markets. That’s why we’re celebrating the sale of two condos in this week’s #winnerscircle! Although both sales were of condos, they required different marketing mixes and negotiations in order for them to sell quickly. This is why The Home Experience Group markets each listing individually, because we know that no two sales, condos, sellers or buyers are the same!
This was evidenced in the listing of the Ottele’s condo. Located in the heart of Suncadia and residing within The Lodge, this condotel (the combined best of both a condo AND a hotel), didn’t fit into traditional condotel guidelines. In layman's terms: the condotels unique layout and style could make it difficult for buyers to finance, as it did not fall under typical guidelines.
Knowing this, our team lead and listing agent, Grace, researched multiple resources that would help structure a sale. She knew that this property had too many amenities to refuse, and by providing potential financing options, the condotel became even more attractive to buyers. And boy, did they come running. Very quickly, the Otteles received MULTIPLE OFFERS, and to add the cherry on top, they were able to negotiate arrangements by selecting a buyer who could perform similar to a cash buyer!
Knowing how to market in any situation, regardless of how unique a property may be, is one of our strengths!
The second condo we listed was the Oller family’s condo in Bothell. We always make it a priority to offer our clients ease and convenience, and as they live out of state, we were able to step in and be hands on throughout the entire process of becoming market ready. Time is of the essence with any sale and we wanted to get ahead of the curve. So we made arrangements with the renter that allowed our team to do a walk through and take note of any features that were especially marketable! Visiting the condo prior to the tenants vacating allowed us to use that time (that many other agents might spend waiting for the tenants to leave before starting the process) to take bids for polishing the condo. Because of this, we were able to immediately begin work right after the renters moved! After a bit of cleaning and staging (see the before and after pictures below!), the condo was market ready!
Then our favorite thing happened: the condo received multiple offers! We were able to help the Ollers choose a bid that had both an attractive price AND terms. After that, we were mutual within ONE week!
